It is a fabulous, fully air-conditioned, custom-built previous model
home at Conrad Beach on the Northern tip of Longboat Key and it has
been featured in Southern Living & Coastal Living magazines. It
provides the highest standards of comfort and luxury and was
completed in 2001 by an award-winning architectural team.
Conrad Beach is a beachside community consisting of just 21 homes
located between historic Longbeach Village and a Gulfside sugar-sand
beach, known for its dolphin sightings, turtle-watches and glorious
sunsets! A 120 acre coastal nature preserve is just north of the
property, as are exccellent fishing opportunities - and outstanding
marina facilities are to the south and on nearby Anna Maria Island.
Many fine restaurants are within easy reach -two within walking
distance - as are a variety of local stores. Within a few minutes'
drive are golfing, tennis and many other sporting facilities,
wildlife parks and also Sarasota's popular St. Armand's Circle.
The property comprises over 5,000 square feet of space, comfortably
accommodating up to eight persons on three levels.
A private driveway leads to the front of the house, secured with a
monitored alarm system, and from the pleasant porch at the ground
floor entrance level there is a fine wooden staircase leading up to
the main living area.
On one side is the fully-carpeted lounge with two comfortable
leather sofas, a fireplace and an occasional table. For your
enjoyment there is cable TV, a DVD and a CD player/music system that
supplies sound individually to every room in the house as well as to
the outside leisure areas. Sliding glass doors open up to the
South-facing balcony on which there are two rocking chairs.
On the other side is the formal dining room with a table and chairs
for six. In this spacious area is also a large convertible sofa-bed,
providing comfortable sleeping for two persons. Adjacent is a
delightful wet-bar.

Next is the study, in which is a computer with high-speed internet
access, a wireless router for use with your own laptop, a telephone
on which free local, long-distance and international calls can be
made, a fax machine, copier and printer.
The hallway leads on to the luxury, designer kitchen with built-in
top-quality stainless steel appliances (including a refrigerator,
freezer, microwave, dishwasher, toaster, coffee percolator etc) and
island stove, granite counter-tops and an eat-in dining area with
window seating and an outdoor view of the palm-tree filled courtyard
below. The kitchen also has its own TV and telephone.
Next is the laundry room with full-size washer, dryer, iron &
ironing board.
Next to the laundry room is a half-bathroom with pedestal sink and
wc.
Further on is the very spacious master bedroom with its beautiful
four-poster king-size bed, a chaise-longue, oak furnishings,
flat-screen cable TV, a DVD, telephone and views on one side
overlooking the courtyard and to the other the community pool and
tropical gardens. A door leads onto a balcony offering pleasant
views of the pool. The gorgeous master bathroom has a Jacuzzi
bath-tub, a separate and spacious granite shower, his and her vanity
units, separate WC with bidet, full-length mirrors, a hair-dryer and
has windows overlooking the pool. There is a large two-sectioned
walk-in designer closet offering plenty of hanging space.
The staircase from the hallway leads up to two private guest suites,
each with a full bathroom, custom-made double beds, flat-screen TVs
(each with DVD), quality window treatments and beautiful views of
the community pool and tropical landscaping.
A further staircase leads up to the spacious roof terrace with
magnificent panoramic Gulf and Bay views - a most wonderful place to
view some magnificent sunsets.
Below and between the main living areas of the house is a secluded,
tropical courtyard with an outside dining table and seating for 6-8
persons. There are also two sun-loungers and adjacent is the
property's private covered games area in which is a billiard/snooker
table and a table-tennis table. It is then just a few paces to the
(almost private!) pool (heated in Winter), use of which is available
to the residents of Conrad Beach and their guests.
Throughout the house are luxury linens, custom-made down duvet
covers, modern art, highest quality furnishings, digital cable-TV in
every bedroom, with 300+ channels including premium channels
(pay-per-view available), a sound system (with individual controls
in every room of the house and also on the roof terrace, in the
courtyard and the games area)!
The flooring is a mixture of hardwood, artistic tiling or quality
carpeting.
The home has plenty of parking, storage space and a garage.
All linen and towels - even beach towels - are provided, as is of
course sufficient cutlery, dishes, glasses, pots & pans and kitchen
utensils.
Sorry, no pets and no smoking inside the house.
Check-in time is from 4 p.m. and check-out is by 11 a.m. unless
otherwise arranged.
A down-payment is required to secure a reservation ($500 on weekly
reservations and $1,000 on monthly reservations) - refundable if
cancelled up to two months prior to arrival. A cancellation within
two months of arrival results in the forfeiture of the down-payment.
Final balances are also due two months prior to arrival and can be
paid by check, via Paypal or by bank transfer.
