It is a fabulous, fully air-conditioned, custom-built model home at
Conrad Beach on the Northern tip of Longboat Key and has been
pictured in Southern Living & Coastal Living magazines. It provides
the highest standards of comfort and luxury and was completed in
2001 by an award-winning architectural team.
Conrad Beach is a beachside community consisting of just 27
home-sites located between historic Longbeach Village and a Gulfside
sugar-sand beach, known for its Dolphin sightings, turtle-watches
and glorious sunsets! A 120 acre coastal nature preserve is just
north of the property and outstanding marina facilities are to the
south. Many fine restaurants are within easy reach -two within
walking distance - as is a local supermarket and a variety of small
shops. Within a few minutes' drive are golfing, tennis and many
other sporting facilities, wildlife parks and also Sarasota's
popular St. Armand's Circle.
The property comprises well over 5,000 square feet of space,
accommodates six persons and is on three levels.
A private driveway leads to the front of the house, secured with a
monitored alarm system, and from the pleasant porch at the ground
floor entrance level there is a fine wooden staircase leading up to
the main living area.
On the second floor, to the right, is the fully-carpeted lounge with
two comfortable leather sofas, a fireplace and occasional tables.
For your enjoyment there is cable TV (300+ channels including
several premium movie & sports channels), a DVD, VCR and a CD
player/music system that supplies the entire property. Sliding glass
doors open up to the South-facing balcony on which there are two
rocking chairs.
On the other side off the top of the staircase is the formal dining
room with a table and chairs for six. Glass sliding doors open onto
the South-facing balcony, again with two rocking chairs. Adjacent is
a delightful wet-bar.
Off a hallway is the study, in which is a computer with high-speed
internet access, a router for use with your own laptop, a telephone
on which free local, long-distance and international calls can be
made, a fax machine, copier and printer.
The hallway leads on to the luxury, designer kitchen with built-in
top-quality stainless steel appliances (including a refrigerator,
freezer, microwave, dishwasher, toaster, coffee percolator etc) and
island stove, granite counter-tops and an eat-in dining area with
window seating and an outdoor view of the palm-tree filled courtyard
below. The kitchen also has its own TV and telephone.
Next is the laundry room with full-size washer, dryer, iron &
ironing board.
Next to the laundry room is a half-bathroom with pedestal sink and
wc.
Further on is the very spacious master bedroom with its beautiful
four-poster king-size bed, a chaise-longue, oak furnishings,
flat-screen cable TV, a DVD, telephone and views on one side
overlooking the courtyard and to the other the community pool and
tropical gardens, views of which can also be enjoyed from the
adjoining balcony. The gorgeous master bathroom has a Jacuzzi
bath-tub, a separate and spacious granite shower, his and her vanity
units, separate WC with bidet, full-length mirrors, a hair-dryer and
has windows overlooking the pool. There is a large two-sectioned
walk-in designer closet offering plenty of hanging space.
The staircase from the hallway leads up to two private guest suites,
each with a full bathroom, custom-made double beds, flat-screen TVs
(each with DVD), quality window treatments and beautiful views of
the community pool and tropical landscaping.
A further staircase leads up to the spacious roof terrace with
magnificent panoramic Gulf and Bay views - a most wonderful place to
view some magnificent sunsets.
Below and between the main living areas of the house is a secluded,
tropical courtyard with an outside dining table and seating for 6-8
persons. There are also two sun-loungers and adjacent is the
property's private covered games area in which is a billiard/snooker
table and a table-tennis table. It is then just a few paces to the
(almost private!) pool, use of which is available to the residents
of Conrad Beach and their guests.
Throughout the house are luxury linens, custom-made down duvet
covers, modern art, highest quality furnishings, digital cable-TV in
every room, with 300+ channels including premium channels
(pay-per-view available), a sound system (with individual controls
in each room and even on the roof terrace and in the games area)!
Free local, long-distance and international telephone calls can be
made and there is high-speed internet access on the computer or for
your laptop.
The flooring is a mixture of hardwood, artistic tiling or quality
carpeting.
The home has plenty of parking, storage space and garaging.
All linen and towels - even beach towels - are provided, as is of
course sufficient cutlery, dishes, glasses, pots & pans and kitchen
utensils.
Sorry, no pets and no smoking inside the house but the porch,
numerous balconies and the roof terrace allow frequent opportunities
for smokers to indulge without affecting others.
Check-in time is from 4 p.m. and check-out is by 10 a.m. unless
otherwise arranged.
A down-payment of $500 is required to secure a reservation -
refundable if cancelled up to two months prior to arrival. A
cancellation within two months of arrival results in the forfeiture
of the down-payment. Final balances are also due two months prior to
arrival and can be paid by check or bank transfer.
